In our continued effort to sensitize the general public of the functions of the Inland Revenue Department, we will be taking a look at the responsibilities of the Property Tax Section, as well as YOUR responsibility as a property owner.
The objective of the Property Tax Section is to value and assess all properties in St. Lucia in accordance with the appropriate legislation.
Responsibilities:-
- Registering all properties in St. Lucia;
- Updating registration information when required on the database;
- Generating property tax assessments to inform taxpayers of their liability;
- Preparing a Property Tax Roll;
- Preparing a Delinquent Property Tax Roll; and
- Valuing every property in the island.
Your Responsibilities as a Property Owner:
The property tax assessor’s job is not to artificially increase assessment but to arrive at the most equitable value possible on all properties. It must be mentioned that the market place establishes the value to be placed on the property. It is the assessor’s duty and responsibility to understand the value and assess the property accordingly.
Property owners can help by ensuring that the information the Department has on file is as accurate as possible.
A property owner is required to declare his property to the Inland Revenue Department within thirty (30) days of becoming the owner. This declaration must be a true statement of:
(1) The description, Block and Parcel number and area
(2) The mailing address and a contact number of the owner or representative.
(3) In the event that additions are made to a property, the owner should inform the
Department of the change.
The Property Tax Unit will be glad to answer questions about your assessment if you think it is too high as it is our responsibility to explain the basis of the assessment. The property tax legislation makes provision for taxpayers to appeal if they are not in agreement with the Department’s valuation.
Tax Clearance Letters
The above letters are the requirements of the Financial Institutions of St. Lucia.
The Inland Revenue Department in an effort to ensure that you receive your clearance letters in a timely fashion would like to bring the following requirements to your attention.
Income Tax Clearance Letters
- Taxpayers are required to walk with proper identification.
- Taxpayer should be up-to-date with the filing of their tax returns.
- Any outstanding taxes should be paid.
- If you are making the request on behalf of another individual you are required to walk with a letter of authorization and the ID Card of that individual
Property Tax Clearance Letters
- Taxpayers are required to walk with proper identification and a copy of their land register.
- Any outstanding property taxes should be paid.
